What This Letter Means

This letter is updating you on your position on the Section 8 waiting list. Waitlists can be 2-10+ years long depending on your area. The most important thing: keep your contact information current. If the PHA can't reach you when your name comes up, you'll be dropped from the list.

What to Do Now

  • Note your position number from the letter
  • Update contact info if it's changed (address, phone, email)
  • Respond to ANY correspondence from the PHA immediately
  • If you move, notify the PHA of your new address

How Long Will You Wait?

Waitlist length varies dramatically by location. Some areas have no waitlist (applications processed quickly), while others have waiting periods of:

Small rural areas: 1-3 years | Medium cities: 3-7 years | Large cities: 5-15+ years

This letter may have included an estimated timeline — that's your guide. But timelines can change based on demand and funding.

  • Keep a copy of every letter the PHA sends you — it shows they're trying to reach you

What does "Position #4,237" mean? You're 4,237th on the waitlist. When vouchers become available, the PHA works through the list in order.

How many vouchers open up per year? Depends on:

  • People move away with their vouchers (portability)
  • People graduate off the program (income too high)
  • People pass away
  • New federal funding allocates additional vouchers

Rough math: If 500 vouchers open per year and you're #4,237, you might wait 8-9 years. BUT — if new federal funding comes in or the housing authority gets more vouchers, the timeline speeds up.

1. Get your finances ready - Section 8 requires you to pay some rent (your share). Start saving now. When you get a voucher, you need cash for moving costs, first month's rent, security deposit.

2. Gather documents now - When your name comes up, you'll need: ID, proof of income, references from current/past landlords. Don't wait — get these organized now.

3. Improve your credit/rental history - Landlords still screen Section 8 tenants. Pay rent on time. Avoid evictions. Keep in touch with previous landlords so they give good references.

4. Look into other housing assistance NOW - Don't wait idly. Apply for local housing programs, emergency assistance, homeless prevention programs. Other benefits may come through while you're waiting.

5. Know your landlord rights - If you're renting while waiting, know your rights. You want a clean rental history for when Section 8 comes through.

The PHA can remove you if:

  • You fail to respond to notices (unanswered letters = removed)
  • You don't update your address when you move
  • You provide false information on your application
  • You refuse to participate in the program when selected
  • Your address becomes undeliverable (mail keeps bouncing)
  • The PHA has a policy of removing inactive applicants (some PHAs do this after 1-2 years with no contact)

Most common reason: Moved, didn't tell PHA, can't be reached. STAY IN TOUCH.

The PHA will send you a letter (or call) saying: "Your name has been selected for Section 8. You have 10 days to respond or you'll be removed from the list."

You must respond immediately: Call the PHA, confirm you're still interested. If you don't respond, you're removed and must reapply (going to back of the list).

Next steps: You'll be scheduled for a briefing where you learn about the program. Then you'll have 60-120 days to find an apartment and get PHA approval.
